The rise in interest rates came faster and harder this year than many expected. Inflation has surged, hitting business and consumers alike. The abrupt change in fortunes for the economy, and property markets in particular, has thrown up a whole new set of challenges and opportunities.

The rise and retreat in the housing market has been the most dramatic. Last year’s runaway price growth has reversed, a correction is underway. But will it be enough on its own to address affordability? In the new homes market, a building boom has run full throttle into supply chain disruptions and labor shortages. Yet as immigration recovers, demand for accommodation may never be greater. A shortfall in housing is expected within only a few years.

In the commercial property markets, higher borrowing costs and for some, a credit squeeze, are prompting a rethink. Valuations of listed property companies have been pummeled as bond yields jump. Larger social changes afoot – working from home and the accelerating embrace of online shopping – are leaving their mark in modern workplaces, shopping malls and logistics facilities. Rising energy costs and the push to decarbonize are also playing a big part in the property sector’s new reality.
