As the Opportunity Zone (or OZ) program, created tax incentives for making investments in low-income communities, as part of the 2017 Tax Cuts and Jobs Act, legislation has since evolved through original sunset provisions and further guidance by the U.S. Government. These incentives, collectively referred to as the Opportunity Zone program, allow investors selling appreciated securities or other investment property to defer tax on those gains to the extent that the proceeds are reinvested in a Qualified Opportunity Fund.
